Month View per Hotel in Pickup Reports

Steps to access

  1. Open the Revenue Intelligence platform
  2. Go to the Pickup Reports tab

  1. You can reach Month Hotel View by:
    1. Clicking on a month from the year view
    2. Or by selecting your hotel and month from the drop-downs

Metrics overview

This view will show you a detailed breakdown of your selected metrics. You can switch between metrics by clicking on the tabs in the upper left of the calendar interface. Each tab focuses on a different aspect of operational or financial performance — including Opportunities, Availability, Rates, Rooms, Revenue, and Room Pace.

The metrics reflect live data pulled from the PMS, allowing you to compare the current snapshot against a reference point, like "yesterday" or "last week."

As often as hourly, the intelligent engine recalculates and pushes rate updates whenever significant market shifts or booking events occur. This ensures your property is always priced to win—even while you’re off the clock[cite: 92].

Opportunities

  • The Opportunities tab highlights recommended rate changes for upcoming dates, derived from forecast data and demand signals.
  • These suggestions aim to optimize revenue by reacting to shifts in occupancy, market pricing, and pace.
    • A green highlight 🟢 indicates an opportunity to increase rates due to strong demand or high occupancy.
    • A red highlight 🔴 signals a recommendation to decrease rates to stay competitive or fill low-demand periods.

To save time, you can use the Accept Month button in the top right to bulk-accept all system recommendations for the currently selected month at once.

💡 Note: By clicking on a date, you’ll access the same detailed view available through the Rate Changes section. The "Accept Month" button will ignore any dates or room types that have been locked, ensuring your manual overrides remain unchanged.

Rate Status and Locking

The calendar uses visual indicators to show which rates have been accepted and which dates are protected from automated changes by AI Autopilot.

Indicator

Meaning

Blue Checkmark The system-recommended rate for the base room type has been accepted and published.
Orange Checkmark A custom (overridden) rate was accepted. This specific room type is now locked and will not be changed by Autopilot or bulk actions.
Closed Padlock image.png The entire stay date is fully locked. The system will not push any automated updates for this date until it is manually unlocked.
Open Padlock A partial lock is active. Some room types are locked (manual control), while others remain open for Autopilot updates.
⚠️ Important: Manually overriding a recommendation and saving it will automatically lock that rate for the specific room type. You must click the lock icon within the date's detail view to unlock it if you want it managed by Autopilot again.

Availability

  • The upper section shows the remaining inventory to sell, while the number to the right shows the difference compared to the update date selected in the dropdown (see overview section).
  • The lower section shows the current selling rate (as set in the dropdown, i.e. lowest rate or best flex), compared to your competitor's set median rate on the right.

Rates

  • The upper section shows the current selling rate (as set in the dropdown, i.e. lowest rate or best flex), compared to your competitor's set median rate on the right.
  • The lower section shows the remaining inventory to sell, while the number to the right shows the difference compared to the update date selected in the dropdown.

Rooms

It displays the number of rooms sold per stay date. This differs from the Availability metric, which shows the number of rooms remaining.

  • The upper section represents the total number of rooms sold so far and the number next to it indicates the change in rooms sold since your selected reference point.
  • The lower section, labeled Current ADR, represents the current average daily rate for the rooms sold and the number next to it indicates the change in ADR since your selected reference point.
  • This metric helps you understand actual confirmed bookings, particularly useful when comparing pickup trends over time.
  • It reflects only confirmed bookings (not blocks or availability reductions), so it’s a precise view of guest demand.

Revenue

It shows the room revenue generated for each stay date. This reflects the total income from room sales, excluding F&B or ancillary revenue streams.

  • The upper section displays the current room revenue on the books. The big number represents the total room revenue generated. The number next to it indicates the revenue gained or lost since your selected reference point (e.g., last week or the same time last year).
  • The lower section shows the number of rooms sold. The number on the right compares this figure to your selected reference point (e.g., last week or the same time last year).

Rooms Pace

  • The upper section shows the rooms on the books, while the right side shows the difference in this number compared to the same point in time last year.
  • The lower section shows the current ADR, compared to the final ADR on this stay date last year.

Hover Detail View

The hover view allows you to verify your strategy at a glance. You can view active events, a breakdown of availability by room type, and competitor rates. Simply hover over a date to see detailed rate insights and additional stay date information:

Here you will see at a quick glance the events on this stay date (including cancellations), the breakdown of availability by room type, and the competitor rates compared to your rate.

⚠️ Important: 

  • Local event data is automatically available for properties in the United Kingdom.
  • Automatic local event coverage is also available for a group of major global destinations where Revenue Intelligence hotels are most active (e.g., popular cities and resort markets across Europe, North America, and Asia Pacific). Properties in these destinations with 40 or more rooms benefit from automatic local event coverage.
  • For other locations, only global holidays are auto-populated. You can still add your own events manually to ensure they are reflected in forecasts and recommendations.

 

Revenue & Room Pace metrics

Here you will see the detailed financial and segmentation breakdown of bookings for the stay date.

Full Detail View

To view all details about the stay date, simply click on the date, and you'll enter the full detail view.
